Concessions in Today’s Market?

Seller concessions are back in the conversation—but that doesn’t mean they’re guaranteed

In today’s market, concessions often show up as closing cost credits, temporary rate buydowns, or repair allowances. Buyers use them to manage upfront expenses or monthly payments, while sellers use them to keep deals moving without cutting price.

The smartest time to ask is when the home is priced close to market value and has been sitting longer than average—or when inspection findings create legitimate leverage. Asking for everything upfront, however, can weaken an otherwise strong offer.

For sellers, concessions can be a tactical tool. A targeted credit may cost less than a price reduction and keep the sale on track.

We’ve driven by J. Alexander’s for years but never managed to make it inside. A couple of weeks ago, we finally decided to give it a try — and wow. We’re actually glad we waited this long, because the surprise was half the fun.

 

The moment we walked in, I fell in love with the interior. It has a warm, modern vibe that feels reminiscent of Frank Lloyd Wright’s style. So yes, the place looks great… but how’s the food?

 

The menu was wonderfully approachable, which I always appreciate. Since it was lunchtime, we each ordered a sandwich. The one pictured is the Ferdinand Sandwich my husband chose — absolute heaven.

Day trip to Madison!

Over the long weekend, we took a day trip to Madison, Indiana.  It is such an adorable town with one of the largest historic  preservation districts in the country. 

 

We spent a couple of hours shopping on Broadway.  There was a great mix of antique shops, homewares boutiques, clothing stores, and novelty shops.  I bought a couple of items to decorate my garden. 

 

We had some yummy tacos for lunch at the Off Broadway Taproom before heading toward the visitor's center.  We found a guided trolley that took us all over the town and shared a lot of the town's history.  It was a great tour!  Then, we spent the rest of the afternoon touring Lanier Mansion.  

 

We kept saying that we have no idea how we've lived in Louisville for most of our lives and never taken the 1 hour drive to Madison.  We have planned two additional trips.  One trip  in August to go hiking in Clifty Falls State Park and attend the BBQ fest.  And another trip in December for the candlelight homes tour. 

 

If you have not  been to Madison, you should go!
