A Summer Observation

 

One of the things I've noticed this summer is how selective buyers can be.

Not necessarily cautious. And not necessarily unwilling to pay. Just selective.

Over the past several months, I've watched some properties generate immediate interest while others struggled to gain traction. In some cases the difference wasn't price alone. It was how buyers perceived the overall opportunity.

The homes attracting the strongest response tend to share a few characteristics. They are well located, thoughtfully presented, realistically priced, and offer something buyers feel they can't easily replace.

That's true whether we're talking about a luxury oceanfront home in Spring Lake, a redevelopment opportunity, or a smaller property with exceptional character.

What continues to surprise me is how quickly interest can build once buyers identify a property as desirable.  In an environment where inventory remains relatively limited, buyers often spend months waiting for the right opportunity and move decisively when it appears.

For sellers, it's a useful reminder that success is rarely driven by the market alone. Presentation, positioning, and pricing continue to matter enormously.

And for buyers, it reinforces something I've long believed: understanding value is important, but understanding competition is often just as important.

Market snapshot

First Half 2026 Market Review

The first half of 2026 produced some interesting results across Spring Lake. While the number of closed sales declined from prior years, prices continued to move higher, days on market declined,  and seller negotiating leverage improved.

In Spring Lake, the median sale price reached approximately $5.7 million, the highest first-half median of the past three years. Price per square foot also climbed to a new high, while median marketing times fell to just 21 days.

Sea Girt experienced a more mixed, but still healthy, set of results. Sales activity increased significantly from last year, homes continued to sell quickly, and sellers generally achieved prices very close to their original asking prices.

Taken together, the data suggests that demand remains strong throughout these markets. While buyers can be selective, desirable properties continue to attract attention and often sell quickly when priced and presented effectively.

Key Takeaway

Despite fewer available opportunities in Spring Lake and a limited number of sales overall, buyer demand remains healthy in both Spring Lake and Sea Girt. Rising prices, low marketing times, and limited negotiating discounts continue to favor well-positioned sellers.

A reminder that land value alone can be substantial in Spring Lake when location and redevelopment potential align.

 

Three Sales That Tell the Story

Statistics help us understand the market, but individual transactions often reveal what's really driving buyer behavior.

These three transactions illustrate how differently buyers can value properties, even within the same community.

The sale at 118 Warren Avenue reflects the premium buyers continue to place on large lots, substantial living space, and proximity to the beach. Opportunities like this are limited, and scarcity often commands a premium.

The sale at 117 Madison Avenue highlights the ongoing demand for homes that combine size, convenience, and walkability to both downtown and the ocean.

Meanwhile, 418 Salem Avenue serves as a reminder that value isn't always tied to the existing structure. In some cases, location, lot characteristics, and redevelopment potential can be just as important as the home itself.

Taken together, these sales reinforce an important point: no two properties are valued exactly the same way.

Comparable sales provide an important starting point, but they rarely tell the entire story. Understanding how buyers perceive a property's location, flexibility, scarcity, and future potential is often just as important as understanding the broader market itself.
