Nationally, inventories are rising and price cuts were reported on more than 20% of the active listings seeing units decline. But, Taos saw a surge in 2025 of a 37% increase in units sold between $400,000 - $700,000, currently seeing an absorption rate of 5+/- months. This is our most active part of the market. The average absorption rate is 9.36 months, ranging from 4 - 60 months!
Luxury seems to be locally defined as single-family residential properties over $1M. Our charts break it down into 5 price ranges from $1M to $3M++. What is notable with the attached chart is that there is an increase in units sold in the $1M - $1.5M range. This equals a 100%+ increase in unit sales over 2024. Why?
In theory, it may be that sellers saw the market decrease in 2024 for a 2nd year in a row. Therefore, sellers listed properties lower in 2025. Buyers saw the inventory of luxury properties with lower prices....then demanded even lower prices as inventory sat. Result: more properties sold giving better value to the buyer.
For Your Information
Have a Safe Fireplace
Smell stale burned wood and ash? A poorly-maintained fireplace can create serious hazards like chimney fires, carbon monoxide poisoning, and poor airflow. Creosote, a highly flammable residue that builds up on chimney walls, is made worse by burning trash, giving off toxic fumes and dangerous residue. Also, "green" wood burns unevenly, creating heavy smoke. Part of the ambiance of Taos homes and condos are their fireplaces/woodstoves. A chimney sweep is cheap insurance to keep your house safe.
FYI: With personal experience, a flue fire sounds like a racing train. Call the fire department...and get a wet blanket to hold up against the opening of your fireplace. My fire was out before the fire department arrived!
Meet Spike, our resident Roadrunner. He loves all the seed and the manure pile out back. He is a treat to see. Along the same lines, we have a covey of Scaled Quails. Apparently, Whiley, the coyote, has not found quail on his menu this season. Maybe Spike is keeping him away?
Ah...gardening, but it's winter. Inside the sunroom is thriving with color. The geraniums are in full bloom and the poinsettias from Christmas are striking.
Outside, the garden is sleeping, on the surface. Below ground, the voles are having a hay-day. Joel is setting traps with great success. These nasty critters devastated my flower beds a few years ago. When we had a lot of snow, they burrowed all winter. The snow thawed and the lawn and gardens were riddled with tunnels. During the summer, voles enjoy the root crops in the veggie garden. We need a resident owl....or maybe Spike can add vole to his diet.
