Keeping Up with Team Wycoff

Thanks for reading our first

At Home with Team Wycoff Newsletter!

Can you believe it's March already? The beginning of 2015 has been fantastic for us at Team Wycoff! With the weather being milder than last year (thank goodness), our Buyer Specialist Julie Duncan is pleased to report that she didn't get frostbite on her toes while showing homes again this year! And, as the Listing Specialist, I am thrilled that the inventory of homes on the market has been low, so with less competition than normal, we have been able to make our sellers happy with how quickly our listings have sold!

We also are happy to report that our team is growing! Julie & I love giving fantastic customer service to our clients, and never want to miss a beat in that department. So,  we recruited 14 year veteran agent Erica Epperson to join Team Wycoff about 6 weeks ago and feel like she's always been with us! The synergy between us is simply amazing! And, wow, she sure knows her stuff! We couldn't be happier to have Erica!

We hope you enjoy our first At Home with Team Wycoff newsletter! Let's get through the rest of March with nice temps and no snow! See you again in April with more Team Wycoff Tips and Updates!

HOMESELLING TIPS

Hardwood floors make an impression.

Hardwood flooring enhances the look of any room and creates a classic ambiance. Realtors agree that those homes hold their value better, sell faster and attract higher prices. Hardwood floors are always a draw. They impart warmth, depth and richness that can’t be matched by carpeting, tile or vinyl flooring.Hardwood floors could make the difference between a sale or watching a potential buyer walk out the door.

If you are interested in having hardwood installed in your home, we recommend calling Rob Connor at Flooring Depot (309) 287-9327. Mention Team Wycoff for special treatment! :-)

SHOWING YOUR HOME

Pets can be a factor when
showing your home.

We advise our sellers to create the illusion that everything is new and fresh in their homes. And because ALL of us at Team Wycoff have pets, we know first hand that it’s not always easy to keep things that way...

  • Pets could scare away a potential buyer from stepping foot in the house
  • Allergies and pet odor can also be a factor for buyers

So what to do? Keeping a pet in the backyard, the garage or locked in a room is insufficient—and certainly not fair to the pet. The simplest solution is to relocate the pet. We love Tobi Griffin, owner of A Tail of Two Cities! For those of you that know Amanda's dog Karma, you know that Amanda wouldn't trust just anyone with her baby. Tobi is her go-to for Karma care, is insured and TOTALLY trust worthy! Tobi can take your dog on a walk during the showing, or your dog can go to doggie daycare with her for the day! You can reach Tobi at (309) 242-8624 or check her out at www.atailoftwocities.com!

There are a few things that you need to consider if you have pets::

  • Clean the litter box daily and keep it out of sight
  • Put food and water dishes away after feeding
  • Get some Febreeze Plug-Ins in the Fresh Rain/Spring Meadow scent (blue and green packaging). Anything flowery or sweet tends to smell like you are trying to cover something up!
  • Consider hiring a professional to remove pet stains... Tom Carrigan, our preferred carpet cleaner, can be reached at (309) 212-1026.

We must understand that not everyone loves animals as much as we do. To some, pets are smelly, noisy and damaging to a property. Don’t let that be the reason you don’t sell your home!

"Tails" from the Team Wycoff Trenches:

Julie showed a house several years ago that had a MONKEY in it...YES, A MONKEY! It was just walking around the house! Can you believe that? Needless to say, her buyer didn't buy that house!

Erica once showed a house and the owner's pet bird ATTACKED HER!

At a recent listing appointment, within seconds of meeting our sellers for the 1st time, their dog lifted his leg and peed on Amanda. We got the listing.
