FLORIDA KEYS MARKET REVIEW

The Florida Keys real estate market is witnessing notable dynamics in the current landscape. Despite experiencing a surge in new listings, surpassing last year's figures by 20%, there's a marked decrease in properties going under contract, with a notable decline of 16%. However, amidst these fluctuations, the market continues to display resilience with a consistent upward trajectory in the average sale price. Keys-wide, the average sale price has reached $1,316,344 showcasing an uptick of 5% compared to the previous year. This trend underscores the enduring appeal and desirability of Florida Keys properties, despite the shifting patterns in supply and demand.

Click on the "Deep Dive Into" photo for a dive into market trends for all the Florida Keys and then broken down by regions.  Key West to Shark Key, North of Shark Key to Big Pine Key, the Middle Keys including Marathon and Key Colony Beach, and then the Upper Keys.  Interest rates and inventory continue to push the residential real estate market forward.

CFK RECEIVES $2M BOOST FROM EDWARD B. AND JOAN T. KNIGHT FOUNDATION FOR NEW RESIDENTIAL COMPLEX

KEY WEST, FL, August 26, 2024— The College of the Florida Keys is $2 million closer to developing its new residential complex for students and the workforce on the Key West Campus thanks to a pledge from the Edward B. and Joan T. Knight Foundation. The gift is the largest contribution to the CFK Foundation in its history.

The College’s new residential complex could include as many as 240 student beds and up to 50 units for CFK employees, educators, first responders, and health care workers. Dining and recreational facilities may be incorporated in the design to enrich the living experience. When fully operational, this new facility will add to the current 100-bed residence hall, Lagoon Landing, on the waterfront “Point” area on the northwest part of campus.

“We are grateful to the Edward B. and Joan T. Knight Foundation for recognizing the College’s residential complex as a worthy investment in educational opportunities and workforce housing in the Keys,” said Dr. Jonathan Gueverra, CFK President and CEO.

“With approximately 90 percent of our current residential students holding jobs that support the Keys’ economy, an increase in the number of beds will result in an increase in the labor market. These student workers will support CFK’s enrollment growth and fuel the Keys economy with a steady supply of workers without additional pressure on the housing market.”

Students have demanded on-campus housing for decades, but state colleges are not typically allowed to have on-campus housing. CFK had to procure legislative authority and external funding to build Lagoon Landing, which opened in 2011. After several years of operating at capacity, and with a wait list, the College again sought and secured legislative approval to expand the number of student beds and to add workforce housing units.

The College is working with industry leaders, philanthropists, and government officials to procure support and seeks another $20 million in funding to begin the project.

TIPS TO DISPOSE WASTE & SECURE YOUR YARD

Article provided by the Keys Weekly
By Melody Tuschel

"Move it or lose it: Tips to dispose of waste & secure yards during storm season: Monroe County Solid Waste supports our preventive efforts, offering opportunities for residents to properly dispose of materials that can harm our environment, communities and homes. Some collections are even free. Remember, most waste materials cannot be placed in the curbside trash or recycling tote, so your role is crucial in protecting our environment. The consequences of not securing waste during a storm can be severe, leading to property damage, environmental pollution, and potential health hazards.

Hazardous waste, e-waste, batteries and light bulbs

Hazardous household waste includes paints, gasoline, oils, solvents, fertilizers, pesticides, cleaners and other chemicals. Batteries for automobiles and marine vehicles, construction equipment, cell phones, laptops, vape pens, lithium-ion, nickel and lead batteries cannot be placed in the curbside trash. Electronic waste includes computers, printers, televisions and cellular phones. Fluorescent light bulbs, including CFLs, contain mercury and cannot be disposed of at the curbside. Monroe County Solid Waste transfer stations accept residents’ light bulbs, batteries and electronic waste free of charge during regular business hours. Residents’ household hazardous waste is accepted free during a scheduled collection. For the household hazardous waste collection schedules and transfer station locations, visit monroecounty-fl.gov.

Secure Landscape

Residents should secure lawn furniture, ornaments and potted plants and remove shade canopies to prepare for the storm season. Also, yard waste can blow around and cause significant damage. If your yard waste does not meet curbside yard waste collection requirements, it can be received for a fee at the transfer stations during regular business hours. The free collections do not cover this service.

Tire waste

Monroe County Solid Waste offers residents free tire recycling events. The tire collections are free with proof of Monroe County residency and include Marathon, Key West and Islamorada residents, who may recycle up to six passenger tires, 20 inches or smaller. Tires with rims are accepted.

The collection is at the Monroe County transfer stations, excluding the City of Key West transfer station. This is an excellent opportunity for you to make a difference in our community, and collection dates are scheduled as below:

  • Saturday, Sept. 7, 9am-2pm | Saturday, Oct. 5, 9am-2pm | Saturday, Nov. 2, 9am-2pm

Let’s roll up our sleeves and work to protect ourselves and our beautiful Florida Keys. Remember, no matter how small, every action you take significantly affects our environment. By properly disposing of waste and participating in recycling events, you are making a tangible difference in the health and beauty of our community. Your commitment to these actions is crucial in preserving the unique ecosystem of the Florida Keys."
