Several county task force groups have been formed to discuss plans to relax protective measures currently in place. On Monday evening, those groups and members were announced.

Monroe County Mayor Heather Carruthers asked county and municipal leaders to recommend community members to volunteer for task forces to provide preliminary input on the phases in relaxing COVID-19 protective measures. Task forces include outdoor recreation, non-essential businesses, restaurants, bars, entertainment, and lodging and vacation rentals.

"Although deemed "non-essential" these businesses are the foundation of our economy in the Florida Keys. Jobs & livelihood's depend on us safely reopening. We need to open as soon as safely possible to stop the economic bleeding." said Will Langley of Berkshire Hathaway, appointed to the County's Reopening Task Force

Lawrence Yun, Chief Economist at the National Association of REALTORS said this week “The temporary softening of the real estate market will likely be followed by a strong rebound once the economic ‘quarantine’ is lifted, and it’s critical that supply is sufficient to meet pent-up demand.”

Comparing April 2020 to April 2019:

In the Florida Keys we sold 155 residential properties compared to 253 last year.  The Average sale price was up $101,372 year over year.  We saw 173 fewer new listings this month compared to 2019.  That is good news if you are a Seller.

The largest change we have been monitoring closely is the number of properties to go under contract.  Last April we had 268 properties compared to only 61 this year.

One statistic we are monitoring closely is the number of contracts to cancel and walk away for any reason- 67 properties have come back on the market this year compared to 63 last year.

When borrowing rates were slashed overnight to banks to nearly zero percent and announced it would buy at least $700 billion in government bond purchases, about $200 billion of the stimulus went into mortgage-related bonds.

What does that mean to homebuyers? Opportunity.

While the Fed doesn’t set mortgage interest rates, it does influence short-term borrowing and adjustable mortgage rates while fixed rate mortgages tend to follow long-term Treasury yields, according to Bankrate.com. As investors pile into Treasury bonds, the yield lowers, which means fixed rate mortgages will cost less.

For example, the monthly payment on a $350,000 home purchased with a 20% down at 4% interest would be about $1,850. At 3%, the same payment would be about $1,700, allowing borrowers to buy homes more affordably.

The National Association of REALTORS recently reported that only three percent of home sellers took their homes off the market in March because of coronavirus quarantines, leaving plenty of homes left to choose.

Economic uncertainty typically causes home buyers to move to the sidelines, which can cause inventories to grow and housing prices to fall as well. The time to act is now while the costs of buying a home are dipping.
