We continue to see signs of the market slowing slightly, but there's no indication of any sort of market crash. Yes, we have more new listings go on the market in October than this time last year (up 2.4%) but less sales overall (down 5.3%) year-over-year. As our prices have continued to climb drastically over the last few years, and even an adjustment and leveling out will still prove to be above average appreciation percentage for homeowners. At this time last year, the largest percentage of sales was in the $300,000-$400,000 range and this October, it was $400,00-$500,000 with 36% of sales. The average sales price jumped $77,703 from this time last year! If you're thinking of buying, waiting another year could mean the difference of being affordable or priced out of the market.
