 Deep Dive into Market Stats

The Florida Keys real estate market remains strong.  Two main variables we are watching are interest rates and inventory.  With interest rates artificially low, a buyer can get more for their money over the long haul.  Our inventory overall remains low in Key West, the Lower Keys and Marathon and the Middle Keys. 

Marathon and the Middle Keys are experiencing strong demand with 20% more sales this year than last year.  The average sale price in Marathon and the Middle Keys is up an amazing 21% year over year.  Our strong Berkshire Hathaway Luxury Collection group of Agents has been leading the way in the market.

In the Lower Keys, our Big Pine Key office is leading the way with low inventory and 14% more sales this year than last- 51 more homes have sold this year than last year during the first 10 months of the year.  The median price of homes to sell this year is up 8% and the average sale price is up to $633,159.

Key West to Shark Key have experienced a more balanced market, 6% more new listings this year than last but still strong, behind just 24 homes year over year on the number to sell.  The average sale price is up around $8,000 to $821,743 and the median price is up 7%.
