Construction Boom Shows No Signs of Slowing Down in Chicagoland

More than 8,800 apartments will be added to Chicago’s housing inventory in 2017, and another 2.800 will be added in 2018, according to a forecast from the Appraisal Research Counselors, an independent consulting firm. A Metrostudy survey finds that throughout the metro area, 6,250 new units were started in the twelve months ending in the second quarter of 2016.  This 5.6% increase over the previous year represents the strongest annual starts performance in over seven years. As available lots in desirable locations have become limited, developers and builders have been looking at infill lots as possible locations for future developments. 

 

Housing Recovery Continues, Chicago Areas Move Past 2006 Price Peak 

Since the beginning of the year, single-family home values in five Chicago-area zip codes have surpassed their 2006 price peaks. CoreLogic reports that prices in a total of 18 zip codes are now ahead of 2006, while 156 remain below that level. Chicago zip code 60610, which includes the neighborhoods of Gold Coast and Old Town, continues to show strength. As of May 2016, the price index of 60610 was up 20.1 percent from its previous high, which it eclipsed back in February 2013. Western Springs, parts of Oak Park and Schaumburg have also had healthy recovery in home prices, and zip codes within Glenview and Evanston are within striking distance of their 2006 peak price index.
