Autumn Leaves.....Market Report for Q3 2025

 

Amazing to say, but the average sales price for a single family residence is still creeping higher as it has hit, again, an historic high of $632,367.  Looking at the chart, the price is increasing, but only a 1.7% increase since 2024.  

Luxury sales are active within the prices of $1M - 1.5M.  This is a 100% increase over unit sales in the same period in 2024.  But the higher the price you go, the market significantly decreases.  

In the mid-range prices, the activity has dropped from the $500,000 - $700,000 range to $400,000 - $600,000.  

Unit sales are equaling pre-covid activity with 187 homes sold YTD.

Absorption Rate is rising.  In October 2024 the market had an 8 month rate.  October 2024 is 11 months with the luxury market seeing into 54 months.

Condo sales are steady averaging $414,067.

Building sites are averaging $100,000+ with an exceptional 2 lot sale in Taos Ski Valley for $1700,000.  

Overall the market units are up along with the sales volume.

WHAT ABOUT SLEEPY HOLLOW?

 

We live in a high mountain desert, but so many of our properties have wonderful trees.  Good for protection.  Good for looks.  Good for cooling.  But........there have been insurance concerns for so many properties because trees are too close to the structures.

After the major fire New Mexico experienced several years ago, we. too,  are now on the radar by insurance companies.

 

Reinsurance Explained: How Insurance Companies Mitigate Major Disasters

If you’re wondering how insurance companies can stay in business after major natural disasters, there’s a centuries-old strategy they have for mitigating losses  called reinsurance. Reinsurance is, in simple terms, insurance that insurance companies buy for themselves to protect their assets against unforeseen or extraordinary losses. 

It’s unknown when and where a wildfire, tornado, or hurricane will devastate homes, buildings, vehicles, livestock, and landscapes, so the primary or ceding insurance company (the one that issues you your home’s hazard insurance) pays for a premium with a reinsurance company (also known as an assuming insurer) to indemnify the primary insurer against part or all of the losses it may incur, as per the reinsurance agreement.

The purpose of reinsurance is multi-fold. Not only does it help primary insurance companies control their risks, it also helps them maintain their financial stability and grow their business.

PUMPKIN PARADE: 

JOEL'S GREEN THUMB

Fall has arrived.  The major freeze is coming this week ending the amazing season for the garden...and Joel's Hoop House.  The pumpkin patch was a favorite hang out for our local rabbits, who have nibbled their designs on the outside skins.  Looks rather ghoulish, but these were grown for eating.  We bake our pumpkins after scooping out the seeds, put them in a processor and "Boo"....puree is ready! ...for muffins, pies and "Copy Cat Panera Squash Soup".  

The "Hoop House" gave Joel a couple more weeks of tomatoes and peppers. It will be taken down this weekend.

The garden has been tilled leaving only a hill of potatoes.  Until, next spring.....
