2022 Economic Outlook

Take the Good with the Bad

Realtor Magazine: Winter 2022:  "Investors and move-up buyers will keep home sales humming, but inflation and other issues could be hurdles." Lawrence Yun.

Americans' total net worth rose by $31 trillion in 18 months.  Predictions for 2022 existing home sales are expected to fall by only 2% after a nice 14% cumulative national growth in the past two years.  Home prices will not fall, but will rise by 4% nationally. Affordability is changing,  with mortgage rates up.  A $300,000 loan can turn into $375,000 with monthly payments increasing to $1,581 +.  The 1st time buyer has it tougher than someone who can use the proceeds of one home to buy another.  

Remote working is still a new phenomenon, meaning a huge number of homeowners could be "mishoused" - living in the right property before the pandemic but not any more.  Buyers moved to resorts....they work...and why would their boss care?

*Not enough homes being built to meet demand.  *Builders would need to produce 3X more homes to close the gap.  * Supply chain issues limit completions * Affordability at the forefront.

Take Away:  Home completions did not keep pace with starts, as supply chain issues hindered building activity.  Household formations slowed in 2021, but the housing gap widened because household formations still outpaced construction.

Check the asparagus patch

Spring is here.  The weather is crazy with being warm and sunny one day, snow the next and then comes the wind.  We are in Taos.

The asparagus patch is nearly 50 years old.  Buried deep in the ground, these pillars of spring peek their heads out with just a couple  of warm days.  But be aware, they do not like frosty nights, so look at that weather report and snap them that evening.  Enjoy!

Turn your soil with the compost you have.  Run the tiller to uproot the weeds.  Then wait.  The ground is still chilly and your seeds might just sit there (and maybe rot) until the warmer weather arrives.
