Living through a pandemic... 
it forced us all to be shut-ins – not by choice, but by necessity. Not surprisingly, fashion styles became more relaxed, orders for online shopping and home deliveries stepped up, and dogs and cats were adopted.
Next came online education and home offices.

The real surprise was a resulting housing boom.

These simultaneous lifestyle changes caused families to crave extra space and re-evaluate their needs, whether it was time for upsize, downsize, relocate or invest in a second home.  These collisions of work, school and life coming together for almost everyone across the country created ….a home migration movement.

Home Prices Surge

Once people determined they could work from anywhere, this set in motion an entirely new mindset for home living.  Commuting was no longer necessary.  People wanted homes with more space or in a more desirable geographic location.

Buyers flooded the market, driving up prices and snatching an already dwindling inventory.

Median sales rose from $266,200 in January 2020 to $313,100 in October 2020 (NAR). ….

It is a seller’s market.

The 1^st quarter of 2021 is already behind us and looking at the Taos MLS sales volume and units sold, real estate has remained solid with mortgages rates remaining low in spite of low inventories.

Notable Taos stats for the 1^st ¼ 2021:

Single Family Residential Sales
Average Sales Price: $465,042 = an increase of +22% from 1^st ¼ 2020.
(Up +15% since 12/20)

Unit Sales: 79 homes sold = an increase +29% over 1^st ¼ 2020.

Median Price:  $420,000

We have surpassed the historic market peaks of 2005 of unit sales at 61 solds and 2008 with average sales price of $459,000.

Condos: Unit sales up +61%. 
Condo Average Sales Price is down -13% to $299,554

Building Sites: <5acres:  Units are up +44% Average Sales Price down -52%

Statewide stats are different from Taos where we have a second home market (median price in Taos for single family home was $420,000) and due to Covid restrictions, our title companies are unable to turn out binders quickly (DOM in Taos is 124)
