How to Address Unrepresented Homebuyers

As a Berkshire Hathaway HomeServices network real estate professional, I can help you find a home, close your sale, and later, help you sell your home. But there are many more jobs I perform, and one of the most important is protecting you.

When your home is listed with me, your real estate professional, it’s marketed worldwide, including to other real estate professionals allowing to bring their qualified homebuyers to see your home.

The reason this system has worked so well for decades is that the only homebuyers who will see your home are motivated, understand the process and are willing to take the appropriate steps to buy.

Unrepresented homebuyers may come to your door and ask to see your home, but beware. They think your listed home is an open invitation. Other buyers simply aren’t quite ready to buy, or they’d have their own real estate professional. Whatever their reasons, they’re strangers who haven’t been vetted and shouldn’t cross your threshold.

It’s best not to discuss your home, your reasons for selling, or provide other information to unrepresented buyers.

Moving With Teens

Learning about an upcoming move to a new home can upset your teen’s sense of balance. Keep drama to a minimum by listening to their concerns, finding solutions together and inviting them to join in the process. Here a few tips to make things smoother:

Let them know early. Let your family know a move is coming before you put your home up for sale. Teens will be upset by leaving friends, activities and familiar surroundings, so give them time to get used to the idea.

Let them vent. Teens can feel powerless, so let them voice their feelings of anger, fears and sadness. Agree that it’s going to be challenging for everyone in the household, and that you’ll do your best to help them make the transition as easily as possible.

Let them make choices. Shop for homes online with your teen. The Berkshire Hathaway HomeServices company website has homes for sale, school and neighborhood information, and interesting statistics about your new area. Find amenities with Waze or Google Maps on your laptop or phone.
