Greater Taos Valley 3rd Quarter Market Report

With the Covid Affect, units dropped in our 2nd quarter in Taos briefly.  Taos has rebounded well.

RESIDENTIAL:

Single Family Trends:Units for YTD 9/30/2020, are up 35% compared to 9/30/2019 with the current average price matching last year’s at $364,817.

Condos have trended -10% down from units sold with the average price of $313,060, up +12% from last year.

LAND - Buildings sites come in all shapes and sizes. Total 105 land units have sold with 71 being

What Post-Covid Buyers Seek in Their Next Home

Do homebuyers want the same things in their next home as they did before the COVID pandemic? In some ways, yes, and in others, no. According to the latest summer Realtor.com survey, post-COVID homebuyers are willing to spend more money on a home, have saved more money toward a down payment as they sheltered in place, and plan to buy a home sooner than they did in the spring of 2020.

A greater majority of homebuyers surveyed also said they want a three-bedroom home, with two bathrooms, an updated kitchen, and a garage. In a comparison of surveys conducted in both the spring and summer, a notable share of homebuyers wanting move-in ready homes has gone up 10 percent and six percent more buyers are willing to take on longer commutes to get the home they want. In addition, low mortgage interest rates, combined with additional personal savings, are making conditions attractive for them to buy a larger home in a nicer neighborhood.

Six percent fewer homebuyers plan to put more earnest money down, plan to offer above listing price, or offer all cash. Three percent plan to put down more than a 20 percent down-payment.    

The trend in these numbers appears to point toward less willingness on the part of homebuyers to compromise on what they want. They may spend more for a home, but plan to preserve as much cash as possible. Homebuyers may be planning to stay in their next homes for a longer period. 

new Mexico Ski Areas Selling Season Passes

Covid Restrictions will make your ski experience abit different this year.

Prices for season passes have increased with varied passes available. 

No lift tickets will be sold on site.  All must be done online.

Kids coming for Christmas?  Buy your tickets now because there is a 50% limited capacity of skiers on the mountain at this time. 

Cashless.  All facilities will be open but payment with iphones, credit, debit or prepaid card.

No shuttle to take you from the parking lot to village.  There will be drop off area only.

Private ski lessons limited to 5 skiers/riders traveling together.  No ski weeks.

No child care.

To comply with New Mexico Health Orders and COVID standards: All guests must wear a face covering in all public places, physically distance six feet, avoid gathering in groups, and follow our procedures, which are clearly marked throughout the resort. Our staff will be doing the same.

In  spite of these 2020-2021 season changes,  Taos Ski Valley offers one of the best ski mountains in the world.  Plan ahead and come enjoy the incredible snow!
