What a ride it has been these past 24 months!   

 Comparing the Pre-Covid Single Family Sales of 12/31/2019 to 12/31/2021)

 1) Under $100,000 homes have been priced out of the market. 

2) Up to $300,000 saw 33% less activity.

3) $301,000 - $400,000 remained constant. 

4)  $401,000 - $1M had 105% increase in units sold. 

5)  Over $1M had a total of 19 sales with a 375% increase.

The State of the Real Estate Market

"After an extremely active 20 months across the globe - due largely to buyer-driven relocation moves and an increased focus on the importance of "home" - the good news for buyers is that listing inventory is increasing and average price increases are easing compared to this time last year.  With inventory and days on market expanding slightly, the multi-offer market is also cooling in some areas.  And even with the price gains experienced over this time, affordability remains strong due to wage increases and low mortgage-interest rates.

For sellers, don't expect a market slow down in 2002, and since 40% of domestic homeowners have 50% or more equity in their homes, it is a great time to consider selling.  Buyers are plentiful and with borders opening up between countries, making it easier to purchase real estate, we expect home prices to continue to rise 5-7% in most areas."

...."The supply chains are impacting the market - with labor shortages and building supplies & appliances....the cost to build has increased dramatically....hampering inventory levels..."

Taos Real estate market report for 2021

Comparing 2021 to 2020

Total Market:                              Sales Volume increased 37% over 2020, surpassing the record high in 2006.  Units Solds reached 680, a 21% increase over 2020.   

BHHS holds 21.5% of the Sales Volume, and holds 27.5% of the Units sold, 

Residential Sales:  Single Family Historic Units Sales of 319  UP 35%. Historic Average price of $541,211.  UP 38%, pushing each price range upward.

Historic Luxury Unit Sales:  30  Absorption Rate for $1M - $2.5 = 6 months. Luxury Homes over $1M comprised 16% of the active market.

Condos remain constant with 11% increase in Unit sales and sales averaging $355,098, UP21%.  Hot locations are Town of Taos and Taos Ski Valley.

Land:  Building Sites

Total Land Sales, all parcel sizes:  245 Units Sold UP 70% over 2020, breaking the trend for the past 14 years.

Commercial:  MLS shows 8 units sold, Historically, commercial transactions are not reported in the MLS.  Multifamily units sold were 7 properties ranging from 2-10 units.

Holiday Spendor

Pointsettias are the Hoilday's most show-off plant.  Hopefully, you are still enjoying the colorful leaves, but now what?

If the leaves are falling, the plant needs more sun.  And always give it water to maintain a moist pot...not too much, never dry out.

The beauty in our solar room will be colorful for another several months.

If you can, plan on making the plant grow throughout the year for next December's show.  Trim back some of the leaves, summer outside.

Next fall, bring it inside in warmer climate and water, fertilize.  A very rewarding task to watch the leaves turn for your Holiday decor next winter.
